Terms and conditions
Written in plain language, because conditions nobody understands should not count as agreed. The cancellation terms are stricter than for ordinary accommodation — the reason is explained below.
Who the provider is
The accommodation is let by Denis Šol s.p., Topliška cesta 88h, 8250 Čatež ob Savi, Slovenia.
We are not a travel agency. We look after the apartment ourselves, which is why the answer is quick and the information first-hand.
How a booking comes about
An enquiry is not a booking and commits you to nothing.
When we send you an offer and you accept it, we confirm the booking on receipt of a 15 % deposit. The balance is due no later than 14 days before arrival.
Payment is by credit card or bank transfer. You never type card details on this website and we store none here.
What the rent covers
COMBO+ spa tickets for up to 6 people, 2 entries per person per day into any open riviera, including the day of arrival and departure.
Final cleaning, bed linen and one towel per person, a cot on request, pets, two parking spaces, Wi-Fi, air conditioning and underfloor heating.
All prices include VAT. We issue an invoice to a company if you say so when booking.
What is paid separately
At reception: tourist tax of €2.50 per night for adults and €1.25 for children aged 7–17, plus a one-off registration fee of €2.50 for the whole stay for everyone over 7. Children under 6 and disabled guests with proof are exempt.
The sauna park, massages, wellness treatments, casino, bowling, mini golf and tennis in the complex are not part of the rent.
The opening hours of the pools, the price lists for extra services and the rules of the complex are set by its operator, not by us. We are not responsible for them and have no influence over them.
Cancellation and changing the date
Because the price includes spa tickets which we buy in advance for your booking and which are not refunded to us, the cancellation terms are stricter than for ordinary accommodation.
Cancelling 14 or more days before arrival: the deposit you have paid can be moved in full to another free date. Changing the date within that window is free.
Cancelling less than 14 days before arrival: no refund is possible, because by then the full payment has been made and the tickets have been bought.
There are two exceptions: force majeure with appropriate proof (sudden illness, a death in the family, a natural disaster), and a replacement guest — if we find another guest for your dates we return the amount paid, possibly less any non-refundable costs.
A no-show is treated as a last-minute cancellation and is not refunded.

Arrival, departure and house rules
Arrival from 14.00, departure by 12.00. The shortest stay is usually 2 nights.
Guests register at the campsite reception, Topliška cesta 35. That is where you collect the pool wristbands.
Guests are required to observe the house rules of the complex and the fire safety extract.
You are responsible for damage caused through your own fault. You are not responsible for ordinary wear.
Airport transfer
The free airport transfer both ways applies to guests over 60 travelling from Germany or further who book at least 7 nights.
It applies to Zagreb and Ljubljana airports; other airports by prior arrangement, confirmed in writing. The transfer must be arranged at the time of booking, together with the flight number and landing time.
If the flight is delayed or cancelled we adjust the transfer as best we can. We do not cover the costs of a missed or cancelled flight.
Registering guests
Slovenian law requires every guest to be registered. You will therefore need an identity document when you register at reception.
Complaints
If something is not right, tell us as soon as you notice — most things can be put right the same day.
You may send a written complaint to catez.apartma@gmail.com. We answer within eight days.
We have not signed up to an out-of-court consumer dispute resolution body. The European Commission's online dispute resolution platform is at ec.europa.eu/consumers/odr.
Applicable law
Slovenian law applies to the contract. The court in Krško has jurisdiction over any dispute, which does not affect consumers' rights under European law.
